“Orchard Bungalow”

“Orchard Bungalow”

I.                 Introduction

Located in the heart of the old colonial city of Battambang, The Orchard is the first ecological hotel/restaurant of West Cambodia. It offers accommodation in bungalows turned to the natural pool in a tropical garden. We, the Orchard   (founded by a class mate team), placed our approach in a Fair Tourism in offering you options to organize your trip in its entirety. You will discover the other face of Cambodia through its people who will welcome you through its crafts and its rich heritage of a thousand surprises. Where does originates the name “ Orchard”?  From the 4 members of class mate who are studying  MBA in Entrepreneurship course, at the end of the we wish” Orchard” was born! Orchard, we speak English,  and Khmer!. Battambang is located in Northwest of Cambodia, there are many things to do there, and there are mountains, lakes, temples, superstitious, antique, culture village, natural resources, and agricultural villages , so it is a very nice town  for tourism.  60% of people in Battambang are farmers and 20% of them are entrepreneurs and 20% are government officials and workers or employees at private sector. The percentages of visitors who come to visit Battambang are sharply increasing every year, especially foreigners. Although there are a lot of hotels, guest houses and restaurants in Battambang ,  bungalow wasn’t existing yet. In the next five years   numbers of tourists will be flowing to Battambang and in order to complete the lacks of their needs we ought to have a new accommodation,  Bungalow called “Orchard Bungalow” The majority of business attract only Cambodian people and minority attract  foreigners . Hotels and guesthouses are located only in the down town that is noisy and crowded, so foreigners don’t feel comfortable with this environment. They would like to spend their holiday with fresh air, food , drink, living styles, relaxes and privacy . Orchard Bungalow is located along National Road 52 from Chamkareasey village to Watkor village. It’s about one kilometer from Battambang center . We need land about 50 meters square to build it. Our Bungalow focused on four products.
  1. Accommodation
  2. Food
  3. Drink
  4. Laundry
In order to fulfill the customers’ needs while they are staying with us we have to serve the four products above.

III. Battambang Attractions Cambodia
Off limits to most visitors until the Khmer Rouge cease fire in 1996 Battambang, Cambodia's second city, is an increasingly popular destination for tourists who want to experience a taste of the "real Cambodia".

In 1858 the city was visited by Henri Mahout, a French naturalist and early western explorer of Angkor Wat. He wrote that  "the inhabitants enjoy a certain well being which can be seen on first meeting them" and few would argue differently today.

A far cry from the hustle and bustle of Phnom Penh, Siem Reap or Sihanoukville (Battambang still doesn't have any traffic lights!) the city has noticeably different feel to it - the pace of life is slower here, the people friendlier and the famous Cambodian smile much more in evidence.

Despite being the second largest town in Cambodia Battambang is actually a fairly compact city of around 100,000 inhabitants and is easily traversed on foot. Set on the gently meandering Sangke river - which flows into the Tonle Sap - the city has some of the best preserved French colonial architecture in the country. Also, thanks to the relatively benign leadership of the local Khmer Rouge commanders between 1975 and 1979, many of the city's temples fared better than those in the rest of the country and make fascinating places to visit

IV. What to See and Do in Battambang

Battambang Province is often called the rice bowl of Cambodia. A lot of its rice production and processing into rice paper (used for spring rolls) and noodles, along with other agricultural activities happen in the province. When visiting Battambang, there are a number of places that are worth a trip lying immediately outside the city of Battambang. Below you will find a list of the most interesting and well-visited of those places.
Making your way to many of the below places and attractions is done on newly constructed roads, taking you through rich Cambodian culture, sights and sounds. Stop and mingle with the locals and take in what this less explored region of Cambodia has to offer.

Pailin and Around

Explore the border near Thailand with a trip to Pailin at the Northern edge of the Cardamom Mountains. Known to have remained a Khmer Rouge stronghold, long after they were defeated in 1979. Until 2010 the road out to the Thai border at Pailin was in a dreadful state and virtually impassable for much of the year. However now it can be reached in around an hour and a half and this is sure to make Pailin a more popular destination. Situated at the northern edge of the Cardamom Mountains Pailin Province was carved out of Battambang province to become a separate administrative division after the surrender of the Ieng Sary faction of the Khmer Rouge in 1996.
Until then the town was a stronghold of the Khmer Rouge remaining under their control long after they were defeated in 1979. In the early 1970's Pailin was a prosperous town stemming from the extensive gem deposits in the countryside and after the Khmer Rouge took control they used the gem deposits and the timber resources to fund their ongoing offensives. Although the area is still heavily mined the town is once again a peaceful place and open to tourists. There are a number of attractions in the area including stunning waterfalls, temples and forests. We can expect the area to become much more visitor friendly in the next few years but in the meantime the visitor can experience something of the "wild west" of Cambodia.
Phnom Sampov

Phnom Sampov

A shrine where many have gathered the remains of victims of civil war, Phnom Sampov is a temple located on top of a mountain offering historic sights and amazing views. With its many caves and natural pools, Phnom Sampov has natural as well as historic significance. An important religious site known throughout all Cambodia Phnom Sampov is a striking limestone mountain located on the road to Pailin about 12 km from Battambang. Like Wat Banan there are a series of steps leading up the mountain although an easier route up is on the back of a motorbike via a new road. On the top of the hill is a Wat and many stupas along with various shrines and grottos. During the Khmer Rouge period the mountain was used as a place to kill "enemies" of the regime and in what are known as the "killing caves" there is a memorial to these victims. Also on the mountain are two rusting artillery pieces which were used by the Cambodian government and their Vietnamese allies in the fight against the Khmer Rouge which ended in 1996
Although Phnom Sampov has a tragic past it is also a pleasant place to visit. The panoramic views from the top are truly breathtaking and there are a variety of food and drink stalls at the base of the mountain making it a great place to while away the hours. Every evening at nightfall thousands of bats make their way out of caves in the hillside to feed before returning at dawn. This natural phenomenon  really is a "must see" for the visitor.

Wat Banan

A 10th century temple about 20km from Battambang. Wat Banan is considered a smaller version of Angkor Wat. Very popular with families on weekends for picnics and outings.
Located about 18km from town along a new road Wat Banan is an Angkor era temple which sits on top of a hill close to the Sanker river. It was once thought that Wat Banan with its five towers was a prototype for Angkor Wat although this has now been dismissed by most scholars who date the structure later than Angkor. The steep steps up to the temple are worth the effort as there are stunning 360 degree panoramic views from the top. Banan is seldom frequented by tourists and outside of Cambodian holidays it is likely that you may be the only visitor. At the bottom of the hill are a few food and drink stalls making it a pleasant place to while away some time. Also beneath the hill are some limestone caves which local children with torches are happy to show you around for a small fee. Close to Wat Banan is the Prassat Banan vineyard, the only such one in Cambodia. Visitors are welcome to drop by to sample and perhaps buy some of the wines made here. They also make a brandy which is very palatable!.

Cultural Villages

Cultural Villages

Explore the riverside of the Sangke River with its many villages dotted along its borders, houses on stilts. Visit by ox cart or by riverboat! Located along the Sangke River about 2km south of the town are the cultural and agricultural villages of the Wat Kor commune where visitors can enjoy an insight into the Cambodian way of life. Ox cart rides between villages can be arranged as can visits to traditional 100 year old wooden stilt houses. Nearby  it is possible to rent kayaks for those who might want a trip on the river - life jackets are provided.

Wat Ek Phnom

Wat Ek Phnom

A partly collapsed, 11th-century temple situated 11km north of Battambang, is surrounded by the remains of a late rite wall and an ancient reservoir. A lintel showing the Churning of the Ocean of Milk can be seen above the east entrance to the central temple, whose upper flanks hold some fine bas-reliefs? Located about 11km from Battambang Wat Ek Phnom dates to the 11th century and is one of the most visited attractions around Battambang. If you have already seen Angkor Wat you'll possibly find this a bit of a disappointment but if you haven't then this is a fine taster.  At the weekends it is a popular spot for Khmers who visit the temple with picnics but during the week you might find yourself as the only visitor. There are some fine decorated lintels to be seen and one is free to clamber among the ruins.
The drive out to the temple passes through some beautiful countryside and is worth the trip alone. You will notice locals making rice paper (which is used for spring rolls), rice noodles and sticky bamboo rice. Just a short detour brings you to Psar Prohoc - the fishpaste market. Prohoc - essentially fermented fish - is a staple of the Cambodian diet and smells, well, quite unusual. It is not to everyone's taste but a visit to the market is well worthwhile as it is an unforgettable experience. A clothes peg for your nose might be handy!

Kamping Pouy

Kamping Pouy

Kamping Pouy basin is vital to the area. It is now a popular picnic site for residents of Pailin and Battambang because of its fresh air. Lotus flowers grow in the water and nearby you can buy lotus seeds to eat. They are delicious and taste a bit like sweet, uncooked peas. Kamping Puoy is a reservoir located around 30km from the town of Battambang accessible by a new road. The trip out here is part of the attraction as it passes through some stunning countryside. Once at the reservoir there are a number of food and drink stalls to rest at and it is possible to charter a boat to take you out on the lake and maybe visit some of the people who live in stilt houses.
The reservoir was built by the Khmer Rouge in one of their grander schemes and thousands of people died during its construction. It is popular with locals at the weekend who come out here with picnics.

Wat Basseat

Wat Basseat

The distance from Battambang to Basseat is 15 km along very good road littered with sights and sounds from traditional houses and village. The Basseat temple is located in Tabon village in the Sangke District. Very little remains of Wat Basseat, an 11th century temple, which is located around 15km from Battambang. However, if you have the time it is worth visiting as again the trip out to it is stunning.

When you arrive you will probably find you are the only visitor and will arouse the interest of the locals who find it hard to believe anyone bothers coming here! Until the 1970's there was more to see but the Khmer Rouge destroyed much of it until they were interrupted by "ghosts"! What you see now is what the ghosts saved! Next to the temple is an ancient pond which holds water all year round.
Bamboo Train & Transportation in Battambang
thumbnail_3.jpg
Called "norry" by the locals, the bamboo train is a unique and creative form of transport. It consists of a small motorcycle engine-powered bamboo platform that rides on the railway tracks picking up and dropping off passengers, cargo, animals and motorcycles along the way. When it meets another bamboo train coming the other way the least laden train can be disassembled and taken off the rails in a minute or two allowing the other to pass. It is then reassembled and the journey can continue. The rail tracks are in a pretty poor shape and there are very few "normal" trains operating these days. Virtually all visitors to Battambang have a go on the bamboo train - it is an unforgettable experience and best done in the early evening when the sun isn't so high. Catch it while you can as plans are afoot to upgrade the line and introduce a more conventional train service!

Battambang Museum

The Battambang Museum is small but well worth a visit ($1) for it's limited but attractive collection of sculpted lintels from the Angkor era and other artifacts from all over the province. Next to the museum is an exhibition area that often houses interesting displays featuring local agricultural and fishing practices, legends and folk tales. Part of the fun is in actually trying to find the key holder and gain access!

 Temples in Battambang

Battambang is home to many wats (temples) all of which make interesting places to visit. Many of the temples in Cambodia were destroyed during the Khmer Rouge period but those in Battambang fared a little better thanks to the relatively benign local leadership. Wat Tahm Rai saw (White elephant temple) is one of the most visited because of its elaborate structure but also worth a visit are Wat Gahndahl and Wat Samrong Knong the latter home to a particularly emotive memorial to the victims of the Khmer Rouge. Visitors are welcome at all temples but should dress appropriately and remove shoes when entering the sanctuary. You will find that many monks will approach you as they like to practice their English - it can be a fun way of whiling away a few hours. The temple grounds usually have a number of food stalls so refreshment is never very far away.
History of Battambang, Cambodia
thumbnail_2.jpg
As a city Battambang is not particularly old although there is evidence of occupation in the area for over 1000 years. It was established as an important trading city sometime in the 18th century. In 1795 Thailand annexed much of north western Cambodia including the provinces of Battambang and Siem Reap and Thai rule lasted until 1907 when the province was ceded to the French to be part of their Indochina colony. Much of the architecture still seen today in the centre of the town dates from the first half of the twentieth century. Development was halted by the Second World War when Battambang once again fell under Thai administration but continued rapidly after Independence in 1953.Battambang suffered much the same as the rest of the country under the Khmer Rouge - the city was evacuated as the population was moved to the countryside where many
people died. thumbnail_1.jpgThe city was liberated by the Vietnamese a week after the fall of Phnom Penh on 13th January 1979 but the Khmer Rouge continued to fight on in the north west of the province only suspending hostilities in 1996. During this period the city was off limits to most visitors as it was on the front line in the war against the Khmer Rouge. Typically the government forces would push the Khmer Rouge back towards Pailin in the dry season only to cede most of the gains once the monsoon rains came. After 1996 Battambang was at peace for the first time in decades and experienced some growth. However it is only until very recently that tourists have come to the city in any numbers - most of the minefields have now been cleared and the main roads have been rehabilitated.

Battambang Markets

Cambodians love markets and Battambang is home to many. Of particular interest is Psar Nat ("meeting place market") in the centre of town. It is housed in an impressive art deco style building and worth a look although it has a reputation for being the most expensive market in town. There are some food stalls in the centre of the market where cheap eats are available. The larger Psar Boeung Chhouk is more of a wholesale market and especially busy in the early morning. It would appear that almost anything can be bought here!

 Battambang Circus

Battambang is home to Phare Ponleu Selpak, a well known NGO which gives youths from deprived backgrounds the opportunity to channel their energies into learning circus skills such as juggling, clowning and acrobatics whilst raising awareness of issues such as HIV/AIDS, landmines and child rights. It started back in 1986 in the refugee camps on the Thai border with simple drawing workshops. The experiment continued after the refugees returned to their homelands in Battambang and Phare Ponleu Selpak now has a worldwide reputation. Performances in the big top are held on Thursday evenings but also at other times. Well worth a visit, other activities also include traditional schooling, drawing, music, dressmaking and a community leisure centre.

The western people like, when they are tourists. There are different kinds of tourists and, for this reason, the answer is difficult and it should be so extended. But we are going to general aspects. The western tourists are interested in the aspects that are different of the aspects of their countries. For example, the History, culture, traditions, customs, religion, seeing temples, knowing local people, seeing dance and theatre, nature, doing short trips and excursions  (some time by car, boat, bamboo train, motor taxi , tuk-tuk, bicycle or by foot) seeing the countryside, nice scenery, visiting small villages in the mountain or in the countryside (they want to know how is the real life) being in the nice beaches, places to see, places to enjoy, places to stay ( the western people appreciate the comfort, sometimes mixed with local things)  places to eat ( a few times local food, but usually they prefer western dishes and, the perfect combination is to introduce a lit bit of local food in the western food). The western tourists like the amenities, the relaxing, and the peace and quiet but, at the same time, want to know and to see, all in a short time (they don’t have enough time to stay in the country). For the western people, Asia is an exotic land. And when we decide to travel around any of their countries, like Cambodia, we are looking for this exoticism by everywhere. At the same time, we don’t renounce our way of life.

Our product is convenience accommodation for the visitor who are enjoying romantic place, natural and excellent environment. In order to make them satisfaction we have to create a small restaurant, laundry, drink to support our service. We also fee transportation service to pick up the customer from Bus station to our Orchard Bungalow. The idea to create the Orchard Bungalow get from Ms. Long Leakhena, she is working with disable children and poor community people, every year after she got stressful with her work she often goes to visit anywhere in Cambodia or her neighbor country. She graduated Bachelor of Business Administration in 2010 and then she is going on to Master class in the same subject. Since 2008 she studied the subject named Entrepreneurship after she finish the subject she wish to change her job to have her own business but she doesn’t know what kind of business suit with her. In 2009 she went to Thailand and Vietnam, Thailand and Koh Kong province on her holiday and when she came back she has the dream want to have the small Bungalow in her village. She is so tired with her work and she wants to make the people happy when they arrived in her Orchard Bungalow. She wishes to make them can’t forget her place. And they will recommend it to others who love natural resource.

XIII. Marketing plan
The western people like, when they are tourists. There are different kinds of tourists and, for this reason, the answer is difficult and it should be so extended. But we are going to general aspects. For the western people, Asia is an exotic land. And when we decide to travel around any of their countries, like Cambodia, we are looking for this exoticism by everywhere. At the same time, we don’t renounce our way of life.
But we also have to consider 2 points.
- Most of these tourists (the ones going to Rattanakiri and Mondulkiri) are backpacker’s tourists who generally want to travel (and sleep and eat) for little money.
- We have to not forget that the rainy season means much less visitors, although July and August are the big vacation months in Europe. But the rainy season - or the idea that it is going to rain nonstop - will keep most of them away from the northwest provinces of Cambodia, so much less business from April to October.

a)      Marketing strategy
We have to create our own website, we advertise by internet before we open it 6 months and
We have the pictures of our construction to show them. We have planned to register our Bungalow in Guide book. We will invite the Moto taxi drivers and Tuk Tuk drivers to visit our Orchard Bungalow to have dinner one day to get to know us.
b)      Price 60USD per a night
c)      Promotion : From April to October special price 45USD per a night and for long stay
Guest for two weeks only 35USD per a night, for guest reservation by internet discount 10% , free pick up from bus station, free FIWI.

XVIII. Executive Summarize the Business Plan
The feasibility study is the first step in designing a new resort. Leisure Business Advisors (LBA) specializes in conducting this study, which is generally required by financing institutions. The study provides market and financial analysis and projections. It also provides critical physical planning recommendations to assist the resort designer during the design stage of development. It is critical that the designs are in line with market needs and expected cash flow. These physical planning guidelines need to be in place before construction and building can start. Designers, builders, and managers can all benefit from the guidance provided in the study.
As part of its expanded feasibility study, LBA can work closely with developers in preparing the initial image package that would assist designers in the design stage of development that follows the feasibility stage. We could provide a walk-through description and color artist conceptual images of a new resort seen through the eyes of a typical visitor. These would preliminarily suggest its general "look and feel" in financing and marketing presentations.  We pride ourselves on prompt service and are also sensitive to time constraints often involved in starting new development projects. If needed, assignments can be accelerated for an extra fee. To learn more about feasibility studies and takes the first step to create and start a new resort Orchard Bungalow” Services” Leisure Business Advisors (LBA) is a planning firm that specializes in assisting tourist attraction developers and operators worldwide. For Developers LBA provides the services generally required by investors and financing institutions. These are shown in darker blue in the development process diagram below.

We begin by conducting the feasibility study, which is typically the first step of the development process. It is critical that designs and plans are in line with market needs and justified investment. After the feasibility study has been completed, we can assist with other aspects of development. If desired, LBA can provide master planning and schematic design services. We can also help prepare the initial business plan.
